Hope Communities

To achieve our vision of a community in which everyone has a safe place to call home and the resources they need to thrive, Hope Communities recruits team members aligned with the three prongs of our approach — affordable housing, economic mobility, and community engagement. We are delighted to welcome to our Board of Directors three outstanding community leaders — Tracey Stewart, Greg Glade, and Vanecia Kerr — whose experience, skills and passion in these areas will enhance and amplify our efforts to achieve our vision.

Tracey Stewart

As the family economic security investment director at Gary Community Investments (GCI), Tracey Stewart makes for-profit and philanthropic investments that improve the lives of Colorado’s low-income children by increasing the number of families with incomes above the Self-Sufficiency Standard.

Before joining GCI, she was a principal at @Colorado Impact: Center for Economic Prosperity, a nonprofit organization dedicated to strengthening community assets and building economic prosperity for all through community engagement, education, advocacy and increased social capital. Prior to co-founding Colorado Impact, she was the economic security program manager at the Colorado Center on Law and Policy, where she monitored and implemented policies and programs to improve access and increase opportunity for all Coloradans.

Ms. Stewart was introduced to systems change and the influence of policy on family economic security when she began her nonprofit career with the Colorado Coalition for the Homeless in 2003. She holds a bachelor’s degree from Dartmouth College and master’s degree from the School of Education at the University of Denver.

Greg Glade

Greg Glade is a co-founder and principal of MGL Partners, where his primary responsibilities include financing new developments and acquisitions.
Greg was previously a principal and CFO of Black Creek Communities, the multi-family and mixed-use arm of the Black Creek Group, a Denver-based real estate private equity firm. His responsibilities included financing, project design and asset management for approximately $50 million worth of multi-family and mixed-use property throughout Colorado.

Prior to Black Creek, Mr. Glade was director and assistant treasurer for Mail-Well, Inc., a Fortune 1000 company. While at Mail-Well he was responsible for managing the capital structure and earnings impact of corporate finance transactions and assisted in financing transactions valued in excess of $1.2 billion. Before Mail-Well, he was a manager with Deloitte & Touche in Denver.

Mr. Glade has served on a housing committee for the Colorado Health Foundation, helping to identify ways to support affordable housing across the metro area, as housing is known to be a predeterminant of health. He holds a bachelor’s degree from the University of Wyoming and is a CPA (inactive).

Vanecia Kerr

Vanecia Kerr is the regional executive director of College Track Colorado, a nonprofit focused on ensuring students from low-income communities get to and through college. Before College Track, she was managing director of City Year Denver, where she oversaw marketing, communications and development.

Before entering the nonprofit sector seven years ago, Ms. Kerr worked more than 20 years in the corporate sector, including as the regional director of community affairs for a TIAA. In this role she was responsible for developing and overseeing the strategy and implementation of the company’s community outreach activities.

Currently she serves on the board of directors for Goodwill Industries of Denver. She was appointed to the Colorado Commission on Higher Education by Gov. John Hickenlooper in 2014 and re-appointed by Gov. Jared Polis in 2019. She was recognized by the Colorado Women’s Chamber of Commerce as one of its Top 25 Most Powerful Women, and by the Denver Business Journal as one of its Outstanding Women in Business.

Ms. Kerr earned a BA in political science from Hampton University (Virginia) and a master’s in public administration from Baruch College (CUNY).

Also, we are pleased to report that Kelly Kaminskas, President Retail Services, FirstBank, and Adam Riddle, Co-founder and Principal, Nexus Commercial Realty, LLC, were elected to their second terms.

Four directors have assumed leadership positions for the board. Kelly Kaminskas will serve as Chair; Aaron Krasnow as Vice Chair; Cindy Culkin as Secretary and Jenica Shippy as Treasurer.
